Higgins Beach is best for families who want a quiet, cottage-centered beach week rather than a commercial beach town. The neighborhood is compact and residential, so a rental close to the sand can turn the beach into several easy outings instead of one all-day expedition.
The municipal access at 41 Ocean Avenue has restrooms and seasonal showers, but Higgins has no lifeguards and no beach snack bar. For 2026, Scarborough lists daily parking at $20; Bayview Avenue has limited one-hour metered spaces at $5 per hour. A genuinely walkable rental can therefore be a meaningful convenience.
Lower tide creates more room for walks and sand play. Surfing is part of Higgins' identity, but from June 15 through September 15 it is restricted from 11 a.m. to 5 p.m.
For day-of logistics, use the Higgins Beach parking map and the Southern Maine Tide Planner. If you're comparing nearby options, see the Pine Point Beach guide.
Choosing where to stay
Map the actual walking route to a beach access point and confirm whether the cottage supplies chairs, a wagon, linens, laundry and outdoor rinsing space. Those details matter more here than proximity to shops.

Higgins Beach with toddlers and younger kids
Higgins works especially well with small children when you can walk back to the rental for naps, lunch, dry clothes and bathroom breaks. Lower tide gives younger kids more open sand for digging and running.
There is no lifeguard, so direct adult supervision around the water is essential. There is also no beach concession, so pack food and drinks or plan to return to the cottage.
Higgins Beach with teenagers
Teens who surf or enjoy active beach time may love Higgins. Summer surfing is available outside the restricted 11 a.m.–5 p.m. window, and the shoreline is good for long walks.
The tradeoff is limited teen independence away from the beach: there is no arcade, shopping strip or dense restaurant district. A Portland or Scarborough outing can add variety during a longer stay. Families comparing another Scarborough beach with a longer open shoreline can also see the Pine Point Beach guide.
Can you walk to food from Higgins Beach?
Higgins is not a dining-centered beach neighborhood. Shade at Higgins Beach Inn is the clearest nearby sit-down option, and a few additional choices are reachable depending on the exact rental location. For groceries and a broader range of restaurants, expect to drive elsewhere in Scarborough or toward South Portland and Portland.
What families should know before booking Higgins Beach
Pay attention to rental location. Walking to the beach can be more valuable than extra house size farther inland.
No lifeguard means more responsibility at the water. Families should plan accordingly.
The neighborhood is intentionally quiet. If you want nightly entertainment, shops and lots of restaurants on foot, Higgins is probably not that type of vacation.
Surfing has summer time restrictions. Surfers should plan around the 11 a.m.–5 p.m. restriction from June 15 through September 15.
Confirm cottage amenities. Linens, laundry, air conditioning, wagons and beach equipment vary by property.
Browse independent local rental companies serving this beach area. Availability, rates and booking terms are handled directly by each provider.
